With home sales continuing to be strong, this may be the perfect time to sell your home. If so, you may want to adhere to the “Golden Rules” of readying your home for market in order to get top dollar. Agents generally agree on these basic tips when advising their sellers on what to do before the For Sale sign goes up in the front yard.
Repairs. Make all necessary repairs, from the loose shingle, sloppy door knob, leaky faucet, squeaky door to the light switch that doesn’t work. Fix doors that do not shut smoothly and seal tightly, patch holes in the walls, replace deteriorated deck boards and railings. Replace any burned out lightbulbs, both inside and out. Completing the small repairs your home needs will create a better showing and help shorten the Home Inspector’s list.
De-Clutter. Create a clutter free and tidy look inside and outside your home. Curb appeal counts and first impressions last. Bicycles, trash cans and other outside items should be stored in an orderly fashion in the garage or behind your home. Porches and decks should be clear with the exception of patio furniture and grill. Inside, neat and well organized rules. Pack up those personal items, picture frames and knick-knacks. Keep the counters and refrigerator front clear. Potential home buyers are interested in closet and cabinet sizes, so purge and organize.
Clean. A little elbow grease goes a long way and a sparkling clean home equates to a well maintained home in the eyes of the buyer. Windows, mirrors and appliances should shine and cabinets, walls, moldings and light switches should be fingerprint free. Carpets should be cleaned to remove any stains. Pressure washing siding, decks and sidewalks gives a fresh look to the exterior of your home. Outdoors clean-up is important too. Trim shrubs and remove leaves and debris from the yard.
Finishing Touches. Tasteful new bathroom rugs, towels and shower curtain create an updated appearance. A new front door wreath and pots of colorful flowers on the front porch steps add a welcoming touch.
